The fall apartment sales market is set to open in earnest following the Chuseok holiday.
An estimated 38,000 apartment units are expected to flood the market nationwide next month.
According to a survey by Zigbang today (September 28), the planned volume of apartment sales nationwide for October stands at 50 complexes and 38,032 units.
This is a 61% increase compared to the same month last year (23,667 units).
Among them, general-sale units are projected to reach 32,133, up 75% from the same month last year (18,042 units).
The Seoul metropolitan area accounts for 65% of next month's supply, with 24,618 units concentrated in the region.
Gyeonggi Province has the highest number with 16,043 units across 23 complexes (14,496 units for general sale), followed by Incheon with 6,921 units across 7 complexes (5,504 units for general sale), and Seoul with 1,654 units across 5 complexes (1,366 units for general sale).
In Seoul, upcoming sales include 500 units and 590 units of the "Godeok Gangil Complex 3 Land-Lease Public Housing" in Gangil-dong, Gangdong-gu, respectively, as well as "Gyeonghuigung Epit" (228 units) in Gyenam-dong, Jongno-gu, and "Junghwayeok Raon Private Centro" (176 units) in Junghwa-dong, Jungnang-gu.
In Gyeonggi Province, large-scale complexes will begin sales, including "Hwaseong Hyangnam Lotte Castle Signature" (1,542 units) in Hyangnam-eup, Manse-gu, Hwaseong; "Gyeonggi Gwangju Station Lotte Castle Signature Complex 2" (1,249 units) in Ssangryeong-dong, Gwangju; and "Hanwha Forena Jije Station" (1,098 units) in Segyo-dong, Pyeongtaek.
In Incheon, upcoming developments include "Sanggok-yeok Xi Hillstate & Haneulchae" (2,706 units) in Sanggok-dong, Bupyeong-gu, and "Cheongna Arc One Prugio" (868 units) in Cheongna-dong, Seohae-gu.
According to Zigbang, out of the originally planned 22,704 units for September, 20,062 units were actually put on the market, achieving an actual supply rate of about 88%.
Among them, 16,883 out of the scheduled 18,643 general-sale units received subscriptions, achieving a sales performance rate of 91%.
Kim Eun-jin, a lab head at Zigbang, said, "Amid the recent upward trend in housing prices in the metropolitan area and an increase in subscription demand, complexes that had been adjusting their sales schedules concentrated their supply in September," adding, "A large volume of sales is also scheduled for October, and it remains to be seen how much of that will actually be supplied."
