Suspected gap investment transactions for apartments in Seoul have increased by more than 50% over the past year.

From November 2024 to October 2025, suspected gap investment transactions in Seoul totaled 6,680 cases, representing a 54.6% increase compared to the same period a year earlier.

Suspected gap investment transactions refer to deals where housing purchase funds include both lease deposits and financial institution loans, and the move-in plan is reported as "leasing."

By district, Seongdong-gu recorded the highest number at 728 cases, followed by Gangdong-gu with 656 cases and Mapo-gu with 630 cases.

Among the 25 districts in Seoul, 11 saw growth rates exceeding 90%.

Particularly, transactions by people in their 30s stood at 3,095 cases, accounting for 46.3%—nearly half—of the total. This marked a 69.8% increase from a year earlier, showing the fastest growth rate among all age groups.
