A prospective resident of a newly built apartment complex who directly appealed difficulties regarding balance mortgage loans during a real estate policy debate presided over by President Lee Jae-myung has become a viral topic online, earning the nickname "Paldarc."
This came after news spread that collective loans for the apartment complex actually became available immediately following the debate.
At the National Public Debate on Real Estate Policy held on the 23rd.
A woman who introduced herself as a prospective resident of Maegyo Station Pellucid directly raised the issue of balance loans to President Lee.
She stated that although she purchased the unit two years ago for actual residency purposes, banks have been reducing loan limits due to recent household loan total caps, leading to a continuous series of situations where buyers cannot secure balance mortgages.

Upon hearing this, President Lee directly instructed Financial Services Commission Chairman Lee Eok-won to check the matter.

After the debate concluded, messages continuously surfaced in the group chat room of prospective residents of Maegyo Station Pellucid stating that they had actually received contact from banks confirming that collective loans were possible.
Maegyo Station Pellucid, a 2,178-household complex scheduled to begin moving in on August 18, did not face such loan regulations when it was put up for sale at the end of 2023, but encountered tightened bank loan limits just as it was time to secure final balances.
Because this area is neither a regulated adjustment zone nor a speculative overheating zone, mortgages are available up to an LTV of 70% within a 600 million won home mortgage loan limit.
However, as the government managed the banking sector's annual household loan growth rate at around 1.5%, banks independently raised their loan barriers, which is known to have affected balance and collective loans.
Once the balance issue was resolved, other prospective residents poured out expressions of gratitude to the individual who raised the issue to the president, and she was given nicknames such as "Paldarc" and "Balance Martyr" online.
