Some 2,000 public housing units up to 28 stories high will be built in Guryong Village, often referred to as Seoul's last shantytown.

The Seoul Metropolitan Government announced today (the 22nd) that the 3rd Public Housing Integrated Review Committee conditionally approved the Gaepo Guryong Village public housing construction project (M block, B2 block) the previous day.

Guryong Village (around 478 Yangjae-daero, Gangnam-gu) is an unauthorized shantytown formed when displaced residents migrated there during the development of the Gangnam area, driven by events like the 1988 Seoul Olympics in the 1970s and 1980s.

The city designated the area as an urban development zone and established a development plan in 2016.

Last year, it unveiled the winning design competition entry and revised the development plan to supply approximately 3,800 units in total reflecting the design.

With this decision, the supply plan for the two core blocks within the Guryong Village urban development zone has been finalized.

First, the B2 block, with a land area of 52,718 square meters, is scheduled to feature a high-rise residential complex ranging from two basements to 28 stories above ground.

A total of 1,820 units will be built, including 643 integrated public rental units and 1,177 Mirinejib long-term jeonse housing units. They will be supplied in various exclusive areas such as 31 square meters, 36 square meters, 49 square meters, and 59 square meters to match the lifestyles of residents.

For the M block, public housing with two basements to 15 stories above ground will be built on a land area of 12,901 square meters.

A total of 300 units will be built, consisting of 115 integrated public rental units, 165 Mirinejib units, and 20 public sale units.

The city plans to push forward with the project aiming to break ground in 2027 and complete construction by 2031, following the housing construction project plan approval in the second half of this year.

Myung No-joon, head of the Seoul Metropolitan Government's Housing Bureau, said, "With this review, the supply of around 2,000 public housing units in Guryong Village has been put on track," adding, "It will not only drastically improve the residential environment of Guryong Village but also greatly contribute to the housing stability of citizens by supplying high-quality housing in the high-demand Gangnam area."
