Sewoon District to Be Transformed into Green Urban Space Following Committee Approval

The Seoul Metropolitan Government announced that it held the 6th Urban Redevelopment Committee meeting on June 30 and approved the revised plan for the 6-4-1 zone of the Sewoon Redevelopment Promotion District.
The plan focuses on expanding residential spaces along with green areas in the zone, which is located near the Jung-gu District Office.
A residential complex with 49 floors above ground and 999 housing units is scheduled to be built in this area.
Retail facilities will be placed on the first floor of the building, and spaces for citizens will be created in connection with nearby urban parks and open green spaces.
Additionally, public rental industrial facilities will be established to support the resettlement of existing urban industrial tenants as part of a public contribution plan.
The committee also approved the revised plan for the 6-1-1 zone of the Sewoon District, located near Euljiro 3-ga Station.
Large-scale office facilities and officetels (studio apartments) will be built in this area as well.
The lower floors of the building will house facilities for venture companies and neighborhood living facilities.
The underground space of the building will be integrated with the existing Euljiro underground shopping center, and the pedestrian environment will be improved by relocating Exit 7 of Euljiro 3-ga Station inside the site.
Another key feature is that more than 47 percent of the land area is planned as open green space.
The city explained that the urban forest to be created on the southwest side of the zone will be connected to existing nearby urban forests, resulting in a large-scale green space in the heart of the city.
Furthermore, the committee decided to reorganize the inconsistent floor area ratio systems for five districts—Sinjeong, Mangwu, Jeonnong 1, Imun Center, and Hoegi—and abolish the mandatory non-residential ratio for semi-residential and commercial areas within these zones.
It also allowed for the relaxation of floor area ratios to improve project feasibility if rental housing is built in these areas or if tourist accommodation facilities are constructed in areas with active local commerce.
In addition, the city decided to encourage development in the Mia Central Redevelopment Promotion District by easing height restrictions for Type 3 general residential areas from 25 meters (82 feet) to 40 meters (131 feet). In the Heukseok 9 zone, the supply of housing units will be increased by 21, bringing the total to 1,561 units.
