Apartment sales prices in Seoul surveyed by KB Kookmin Bank showed an upward trend centered on the northern areas (Gangbuk), with the growth rate slightly widening compared to the previous month.
The strong trend in the southern Gyeonggi province also continued.
According to the August national housing price trend released today (the 23rd) by KB Real Estate, apartment sales prices in Seoul based on the survey date of the 10th rose 1.14% from the previous month.
The margin of increase grew by 0.09 percentage points.
By autonomous district, strong trends were observed mainly in northern Seoul, including Jungnang-gu (2.25%), Seongbuk-gu (2.08%), Nowon-gu (1.95%), Jongno-gu (1.94%), Gangseo-gu (1.86%), Guro-gu (1.81%), and Dongdaemun-gu (1.68%).
Jungnang-gu widened its growth rate by 0.17 percentage points from the previous month (2.08%), ranking first in Seoul's growth rate for two consecutive months.
In Gyeonggi Province (0.83%), increases were seen in Yeongtong-gu, Suwon (2.85%), Suji-gu, Yongin (2.76%), Dongtan-gu, Hwaseong (2.61%), Jangan-gu, Suwon (2.54%), Gwangmyeong (2.26%), Byeongjeom-gu, Hwaseong (2.14%), and Sujeong-gu, Seongnam (1.91%).
Driven by expectations related to the semiconductor industry, Dongtan-gu in Hwaseong, which rose 6.25% last month, and Yeongtong-gu in Suwon, which rose 3.06%, saw their upward momentum slow down.
Incheon rose 0.06%, and the national average apartment sales price increased by 0.41%.
Seoul apartment jeonse (lump-sum lease) prices rose 1.10% from the previous month, with the growth margin narrowing by 0.24 percentage points.
Strong trends were shown in Seongbuk-gu (2.21%), Jungnang-gu (2.05%), Gangbuk-gu (1.91%), Dongdaemun-gu (1.82%), Gwangjin-gu (1.62%), Nowon-gu (1.62%), and Geumcheon-gu (1.58%).
In Gyeonggi Province (0.70%), high jeonse growth rates were recorded in Guri (1.77%), Dongtan-gu, Hwaseong (1.74%), Gwonseon-gu, Suwon (1.58%), Suji-gu, Yongin (1.55%), and Gwangmyeong (1.44%).
Incheon rose 0.29%.
The national average apartment jeonse price rose 0.45%.
The KB Leading Apartment 50 Index, which indexes monthly market capitalization fluctuation rates of the top 50 apartments by market cap, stood at 99.4, up 0.20% from the previous month.
Prices of high-priced, large complex apartments included in the index fell between March and May ahead of the expiration of the suspension of heavy capital gains tax on multiple-home owners, but have risen for three consecutive months starting June.
National housing sales prices, encompassing apartments, row houses, and detached houses, rose 0.27% from the previous month.
Seoul housing sales prices rose 0.75%, while row houses and detached houses rose 0.29% and 0.01%, respectively.
The national sales price outlook index stood at 107.2, down 0.6 points from the previous month.
Seoul's sales price outlook index (117.8) still favored an upward outlook above the baseline of 100, but fell 6.2 points from the previous month, marking a downward trend for two consecutive months.
The national jeonse price outlook index recorded 120.5, up 0.5 points from the previous month.
Seoul (135.6) was projected to fall by 0.5 points.
The average sales price of apartments in Seoul (1.60739 billion KRW) climbed into the 1.6 billion KRW range, and the average for the 11 districts of Gangnam (1.99016 billion KRW) approached 20 billion KRW.
The median sales price, which is the midpoint when arranging the entire data in order, was 1.29167 billion KRW for all of Seoul, with the 14 districts of Gangbuk (1.00167 billion KRW) entering the 1 billion KRW range.
The 5-quantile ratio, representing the gap between the top 20% and bottom 20% apartment prices, was 13.8 nationwide and 6.4 in Seoul.
