Singer Lee Seung-gi is reportedly unable to access a building he constructed in Jangchung-dong, Seoul, after spending a significant amount of money, due to the construction company exercising a lien on the property.

The construction firm in question is P-Ark Construction, a family-owned company of Cha Ga-won, the chairman of One Hundred Label, who is currently embroiled in an exclusive contract dispute with Lee.

Lee purchased the 618-square-meter (187-pyeong) plot of land in Jangchung-dong, Jung-gu, a traditional affluent neighborhood in Seoul, in 2024.

It is known that he purchased the land for approximately 9.4 billion won, including a loan of 6.5 billion won.

In January 2025, Lee began construction on the land for a neighborhood living facility and residence with one basement level and five floors above ground, totaling a gross floor area of 1,077 square meters, with P-Ark Construction handling the project.

The building was recently completed, and Lee even finished the property registration last month.

However, as P-Ark Construction is exercising a lien, Lee is reportedly unable to exercise his property rights or even enter the building.

The building is said to be surrounded by a large fence, with banners posted that read, "Lien in effect."

A dispute has arisen between Lee and P-Ark Construction over additional construction costs. Lee's side claims that the company demanded nearly 1.4 billion won in additional costs without prior discussion or detailed documentation. Conversely, P-Ark Construction reportedly maintains that the additional costs were incurred due to the project taking longer than expected.

It is reported that Lee had planned to move into the newly built property once his current lease expires soon.

In response to P-Ark Construction's exercise of the lien, Lee has filed an injunction with the court to have the building handed over to him.

Lee and Chairman Cha are currently entangled in multiple complex disputes.

Lee signed an exclusive contract with a label under Chairman Cha's entertainment agency, One Hundred, in 2024, but he has since filed a lawsuit to terminate the contract, claiming he did not receive proper settlement payments from the agency.

Furthermore, Lee is in conflict with the chairman over the appropriateness of a 10.5 billion won deposit he paid to lease a luxury villa, La Nouveau Phase 1, in Hannam-dong, Yongsan-gu, Seoul, which was built by P-Ark Group and is owned by Chairman Cha.
